Having secured an option agreement over the farm land, Peterloo engaged the masterplanning skills of Tony Bennett (formerly of Bennett Masterplanners) to assisted Peterloo in overcoming obstacles such as a re-drawn flood plain, affecting a proportion of the site, as well as issues with the highways authority over access.
Demand was oversubscribed in the area to take the space on the estate however, following an approach from one of the pre-let enquiries, the site was sold to them in 2009. Strong Developments has since gone on to construct their 50,000ft2 HQ requirement, in addition to acquiring adjacent land to further expand the business park.

1. Case Study

Peterloo Estates acquired an option over this site in 2003 and went on to secure planning permission to build 190,000ft2 of light industrial and office space.

2. Result

A high quality business park on the edge of Carnforth with excellent transport connections, being located adjacent to junction 35 of the M6 motorway.

3. Experience

A difficult engineering solution to form an access off Kellet Road into the site. Electricity capacity in the surrounding network also posed construction difficulties.
